NOTICE OF PUBLIC HEARING NOTICE IS HEREBY GIVEN that the City of Flagstaff’s Board of Adjustment will hold a PUBLIC HEARING on May 5, 2020, at 9:00 a.m. Due to the COVID 19 Pandemic, the referenced public hearing will be held virtually. Please refer to the posted agendas at City Hall, 211 West Aspen Avenue, Flagstaff, Arizona, or to the City’s website for modifications to the public hearing formats and times. The agenda will be available at least 24-hours before the meetings. Instructions to view the Board of Adjustment meetings and the method to provide public comments are included on the agenda. The Board of Adjustment will review, discuss, take public testimony, and consider the following Zoning Code Variance: 1. PZ-21-00082, a request from Gregory Cox, for a Zoning Code Variance from Section 10-40.60.030 Accessory Dwelling Units (ADUs) of the Zoning Code pertaining to the: 1) Building Form and Property Development Standards, Encroachment into setbacks, of Table 10-40.60.030.C Accessory Dwelling Unit Design, Development and Exceptions Standards, row (5)d)(ii); and 2) the ADU size, Maximum Size, of Table 10-40.60.030.C Accessory Dwelling Unit Design, Development and Exceptions Standards, row (15)(b)(i). This request is to allow an Accessory Dwelling Unit (ADU) that has a gross floor area of 640 square feet and to be on the first floor of an existing garage. The above sections allows an ADU to have a maximum gross floor area of 600 square feet and to be on the second floor of an existing garage. The subject property is located at 709 West Birch Avenue, and is zoned Single-family Residential Neighborhood (R1N) with the Townsite Overlay (TO).
